SOS Children’s Villages in The Gambia is looking for a suitably qualified candidate for the position of a Maintenance and Property Management Coordinator at the Bakoteh and Basse locations.
Position summary:
The Maintenance and Property Management Coordinator is responsible for the strategic oversight, preventive maintenance, and lifecycle management of all SOS Children’s Villages The Gambia Trust properties, estates, and facilities. The role shifts from purely reactive repairs to a proactive asset-management approach, ensuring that all buildings and infrastructure are safe, functional, and cost-efficient. The post holder will manage the entire property portfolio—including lease agreements, routine upkeep, major refurbishments, and construction projects. As a construction professional, the Coordinator will supervise contractors, enforce building codes, and ensure that all structural works meet quality and safety standards.
The Maintenance and Property Management Coordinator reports to the National Director and works closely with Program Heads and the Logistics/Procurement Department.
General aim of the position
To provide strategic and operational oversight of all SOS properties, ensuring their safety, functionality, and long-term sustainability through effective maintenance, property management, and construction project supervision.
- Manage the full property portfolio, including lease agreements, landlord/tenant relations, and compliance with safety and building regulations.
- Develop and implement a preventive maintenance calendar for all facilities to reduce breakdowns and extend asset life.
- Conduct routine (quarterly) assessments of all SOS properties to determine repair and maintenance needs.
- Supervise construction and refurbishment projects, ensuring compliance with building codes, designs, and safety standards.
- Prepare detailed cost estimates, Bill of Quantities (BoQs), and tender documents for major works.
- Evaluate, select, and manage external contractors, ensuring they adhere to contractual terms, timelines, and safety standards.
- Coordinate and execute routine maintenance tasks including basic electrical, plumbing, carpentry, masonry, painting, and HVAC work.
- Prepare the annual property maintenance and capital expenditure (CAPEX) budget for all SOS facilities.
- Maintain accurate logs of all maintenance activities, contractor performance, and project progress.
Submit quarterly maintenance reports to the Programs Development Manager, highlighting critical issues, budget utilization, and asset conditions
Qualifications/Competencies required:
- Bachelor’s Degree/HND in Civil Engineering, Construction Management, Architecture, Quantity Surveying, or a related built-environment field.
- Minimum of 5 years of progressive experience in property/facilities management and construction project supervision.
- Proven track record of managing building projects from design to handover.
- Proficiency in AutoCAD, MS Project, or similar planning software.
- Strong understanding of building codes, structural integrity, and MEP (Mechanical, Electrical, Plumbing) systems.
- Strong leadership, negotiation, budgeting, and report-writing skills.
- Certification in Facilities Management (e.g., IFMA) or Project Management (e.g., PMP, PRINCE2) is an added advantage.
- Valid driver’s license and willingness to travel frequently between Bakoteh and Basse.
